A sealed work area, usually plastic sheeting held under negative pressure, that keeps contamination and dust inside the job.
Undisturbed mold growth releases spores slowly. Cutting it out with a saw releases an enormous quantity at once, and airflow from the drying equipment then distributes them. Containment exists to make sure that burst has nowhere to go: plastic sheeting sealed to floor, walls, and ceiling, a zippered or flapped entry, and an air filtration device exhausting from inside the enclosure so the pressure inside is slightly lower than the surrounding building.
The scale of it should be proportionate to the contamination. EPA remediation guidance sets the practical thresholds most contractors work to: small isolated areas need modest precautions, areas in the range of roughly 10 to 100 square feet warrant limited containment, and larger contamination warrants full containment with a decontamination chamber. A contractor building full containment for a two-square-foot patch is padding a scope; one cutting out a bedroom wall with no barrier at all is creating a second claim.
The HVAC piece is the part most often skipped and the most costly to skip. A return vent inside the work area will pull contaminated air into the air handler and deposit it in every room the ducts serve, which converts a contained remediation into a duct cleaning plus a whole-house cleaning.
A properly built containment has visible negative pressure, the sheeting pulls inward slightly and the entry flap sucks against the frame. That inward pull is the field test; if the plastic billows outward, air and spores are leaving the enclosure.
The same discipline applies to Category 3 water losses, not just mold. When contaminated water is involved, the demolition and drying happen inside containment with filtration for the same reason: the airflow that dries the structure would otherwise distribute what was in the water.
Workers inside containment need respiratory protection and skin protection appropriate to the exposure, which is an OSHA obligation on the contractor rather than a matter of preference.
