A HEPA-filtered air filtration device that scrubs the air inside a containment and holds it under negative pressure by exhausting outside it.
An air filtration device pulls room air through a series of filters, coarse pre-filter, often a secondary filter, then a HEPA final filter, and discharges the cleaned air through a duct. Where that duct terminates decides what the machine is doing. Exhausting through the containment barrier to the outside of the work area removes air from the enclosure, which makes the enclosure negative relative to the rest of the building, so any leak in the barrier pulls clean air in rather than pushing contaminated air out. Exhausting back into the same room makes it an air scrubber: useful for reducing airborne particulate, but it establishes no pressure difference.
HEPA is a defined performance specification, not a marketing word: 99.97 percent capture at the 0.3 micron particle size, which is the hardest size to filter and comfortably smaller than mold spores. Filters labelled HEPA-type or HEPA-like do not meet it, and on a remediation the distinction is the whole point of the machine.
Capacity is expressed as air changes per hour. A machine rated at 500 cubic feet per minute in a small bathroom containment delivers a very high exchange rate; the same machine in a large open living area delivers a poor one. That is why the number of units is calculated from the volume of the containment rather than assumed.
On a mold job the unit runs continuously from before the first cut until after the final cleaning, and it stays running during the period between cleaning and verification sampling. Shutting it down early lets settled particulate re-aerosolize and is a common reason a clearance test fails.
The same equipment appears on fire losses, where it removes airborne soot and smoke particulate during cleaning, and on Category 3 water losses inside containment. Filter changes are logged, both because airflow depends on them and because filters are a consumable line item on the estimate.
