HEPA Vacuum

A vacuum with a sealed HEPA filtration path, so fine particulate is captured instead of blown back into the room through the exhaust.

The short version

  • A true HEPA filter captures at least 99.97 percent of particles at 0.3 microns.
  • The filter alone is not enough; the machine has to be sealed so air cannot bypass the filter.
  • An ordinary household vacuum exhausts fine particulate straight back into the room.
  • HEPA vacuuming precedes wet cleaning on mold and soot work, so loose material is captured rather than smeared.
  • EPA requires HEPA vacuums for lead renovation dust cleanup under the RRP Rule, which is where the specification is most formally defined.

What it actually means

A HEPA vacuum is the difference between removing fine particulate and redistributing it. Mold spores, soot, and construction dust are small enough to pass straight through the filter media and seals of a standard vacuum and out the exhaust, which puts them back into the air of the room you were trying to clean, often in a finer and more respirable form than before.

Two things make a vacuum genuinely HEPA. The filter must meet the performance specification EPA describes: at least 99.97 percent capture at 0.3 microns, the most penetrating particle size. And the machine has to be constructed so air cannot bypass the filter through gaps in the housing, hose connections, or the bag seat. A HEPA filter dropped into a leaky machine gives you the label without the performance.

It has a defined place in the cleaning sequence: dry HEPA vacuuming first, then damp or wet cleaning. Reversing that grinds dry residue into porous surfaces and turns a removable deposit into a stain, which is one of the most common ways well-intentioned cleanup makes a fire or mold loss worse.

What it looks like on a real job

On mold work, remaining structural surfaces inside the containment are HEPA vacuumed, then detail cleaned, then treated. On fire work, HEPA vacuuming comes before any wiping. On contaminated water losses, it is used on cleanable surfaces after removals.

Filters and bags are consumables with a real cost, and they are changed on schedule because a loaded filter reduces airflow and eventually stresses the seal. Changing them is done carefully, ideally inside containment, since the collected material is exactly what you spent the day capturing.

Questions we get asked

Can I use my home vacuum instead?
Not for mold or soot. A standard vacuum passes fine particulate through and out the exhaust, putting it back into the room air. For this work the vacuum needs a true HEPA filter in a sealed machine.
Is a HEPA filter in my shop vac enough?
Only if the machine itself is sealed so air cannot bypass the filter. Many aftermarket HEPA filters are fitted to housings that leak at the hose, the lid, or the bag seat, which defeats the filter entirely.
Why vacuum before cleaning with liquid?
Because loose particulate has to be captured before moisture touches it. Wet cleaning first drives dry residue into the surface, which converts a cleanable deposit into a permanent stain.
