Soot removal is a sequence, and the order is what protects your finishes. The residue type dictates the method. A fast, hot, well-ventilated fire produces dry soot, a powdery residue that responds to HEPA vacuuming and dry chemical sponges. A slow, oxygen-starved or synthetics-heavy fire produces wet smoke: an oily, sticky residue that smears if approached dry and needs solvent-based cleaning. A cooking fire produces protein residue, nearly invisible, coating everything in a thin amber film, carrying an intense odor that survives ordinary cleaning entirely.
The universal rule is least aggressive first. The objective is to remove the residue without damaging the surface underneath, so professionals work up a ladder: HEPA vacuuming, then dry sponging, then appropriate cleaning agents, then solvents, with the more aggressive steps used only where the gentler ones fail. Starting at the top of that ladder ruins paint, wallpaper, and finished wood that could have been saved.
This is also the reason well-intentioned homeowner cleanup so often makes the loss worse. A household cleaner and a damp cloth on wet smoke or protein residue drives it into drywall, paint, and grout, converting a cleanable surface into one that has to be sealed or replaced.
A crew tests methods in an inconspicuous area before committing to a surface, and cleans from the top of a room downward so falling residue lands on surfaces not yet done. Air filtration runs throughout and for a period afterwards, because the cleaning itself puts particulate back into the air.
Cavities and the HVAC system are the two places incomplete work hides. Residue in ductwork re-releases the moment the system runs, which is why duct cleaning is part of a real fire scope rather than an upsell, and why odor that returns in humid weather almost always means residue was left somewhere.
