Odor after a fire is not a smell floating in the air; it is a chemical residue sitting on and inside surfaces, continually releasing volatile compounds. That single fact orders the entire process. Cleaning the residue off structural surfaces and contents, replacing what cannot be cleaned, and cleaning the duct system are what actually remove the odor. Everything else is finishing work on what is left after that.
Among the finishing tools, hydroxyl generators are the current workhorse. They use ultraviolet light to produce hydroxyl radicals that break down odor compounds, they work more slowly than ozone, and they can generally run in occupied areas, which matters when a family is still living in part of the house. Thermal fogging heats a deodorizing agent into a fine fog so it follows the same paths the hot smoke took, into cavities and porous materials, and is done in unoccupied space. Sealing is the last resort for structural surfaces that cannot be fully cleaned, such as charred framing that has been cleaned and is being closed up.
Ozone deserves specific caution, because it is widely marketed for smoke odor. EPA has concluded that at concentrations that do not exceed public health standards, ozone has little potential to remove indoor air contaminants and is not effective at removing many odor-causing chemicals, and that some studies show ozone generators can exceed health standards even when the manufacturer’s instructions are followed. Where ozone is used at all, it belongs in a fully vacated space, followed by ventilation before reoccupancy.
The honest sequence on a smoke odor job is: remove unsalvageable porous materials, clean all surfaces including cavities that were opened, clean or replace HVAC components and filters, then run hydroxyl or fog as appropriate, then seal only where cleaning could not reach, then rebuild. Skipping to the machines is the shortcut that produces a house that smells fine at handover and smells like smoke in August.
Contents follow the same rule. Soft goods that hold odor, mattresses, upholstered furniture, and some clothing, are often cleaned off site or replaced rather than treated in place, and that decision should be inventoried and photographed before anything leaves the building.
