Indoor Air Quality

The condition of the air inside a building, which after any loss is driven by moisture, particulate, and whatever the HVAC system is circulating.

The short version

  • Controlling indoor moisture is the single most effective indoor air quality measure in a humid climate.
  • EPA identifies source control, improved ventilation, and air cleaning as the main approaches, with source control usually the most effective.
  • The HVAC system distributes whatever is in the air, which is why it is shut down during contaminated work.

What it actually means

Indoor air quality is the umbrella for everything affecting the air people breathe inside a building: particulate, moisture, microbial growth, combustion products, and chemicals off-gassing from materials. After a water, mold, or fire loss it becomes a practical question rather than an abstract one, because the loss has introduced at least one of those and often several.

The hierarchy EPA describes is worth internalizing because it explains why good restoration looks the way it does. Source control comes first and is usually the most effective approach: remove the thing producing the problem. Ventilation comes second. Air cleaning comes third, as a supplement. Applied to a mold job, that is exactly the sequence: fix the water, remove the growth, then run filtration, in that order and not the reverse.

In a humid climate the moisture leg dominates. Sustained elevated indoor humidity supports microbial growth on ordinary surfaces without any discrete water event at all, which is why chronic IAQ complaints in Florida homes so often resolve into an HVAC sizing problem, a duct issue, or a building envelope leak rather than into anything a filter could fix.

What it looks like on a real job

After a loss, the IAQ questions we work through are concrete: is there residual moisture anywhere in the assembly, is there residue left in cavities or in the ductwork, and is the HVAC system clean enough to run without redistributing what was just cleaned up. Verification readings and, where the protocol calls for it, sampling with controls are how those get answered rather than asserted.

For ongoing air quality, the durable fixes are unglamorous: keep indoor humidity controlled, maintain and change HVAC filters, address condensation on ducts and registers, and fix envelope leaks. A portable air cleaner is a reasonable supplement and a poor substitute.

Questions we get asked

Will an air purifier fix my indoor air quality problem?
It can help with airborne particulate, but EPA’s framing puts source control first and air cleaning third. If the underlying cause is moisture, growth, or residue left in the building, a purifier treats the symptom while the source keeps producing.
My house still smells musty after the work. What does that mean?
Usually that moisture or residue remains somewhere the work did not reach: a wall cavity, the attic, the ductwork, or soft contents. Warmth and humidity increase off-gassing, so Florida summer is when incomplete work reveals itself.
What indoor humidity should I keep the house at?
EPA guidance on controlling moisture indoors is the reference point, and in practice keeping indoor relative humidity down in a humid climate is the most effective single measure against microbial growth. If your system cannot hold it, that is an HVAC sizing or ducting question worth investigating.
