Cross Contamination

Spreading contamination from the work area into clean parts of the building, usually through airflow, the HVAC system, or foot traffic.

The short version

  • Undisturbed growth releases spores slowly; cutting into it releases a large quantity at once.

What it actually means

Cross contamination is the failure mode that turns a manageable remediation into an expensive one. The mechanism is straightforward: a colony sitting on a wet wall releases spores at a low rate, and a saw cutting through that wall releases an enormous quantity in seconds. Whatever airflow exists in the building at that moment decides where they go.

The three routes are airflow, the duct system, and people. Airflow is controlled by containment held under negative pressure, so that any leak in the barrier pulls clean air in rather than pushing contaminated air out. The duct system is controlled by shutting the HVAC down and sealing supply and return vents inside the work area, because a return vent in a containment will pull contaminated air into the air handler and deliver it to every room the ducts serve. People are controlled by a proper entry, protective equipment that stays in the work area, and debris that leaves in sealed bags rather than open loads.

The same discipline applies to Category 3 water losses, not only to mold. Contaminated water plus drying airflow is the same problem with a different contaminant, which is why those jobs also run inside containment with filtration.

What it looks like on a real job

The field test for whether containment is actually protecting the building takes two seconds: the sheeting should pull inward and the entry flap should suck against the frame. If the plastic billows outward, air is leaving the work area and taking contamination with it.

The other common failure is quieter. An air filtration unit switched off overnight, a containment left open between shifts, or a homeowner turning the air conditioning back on because the house is hot will each undo a week of careful work.

Questions we get asked

Why is my air conditioning turned off during the work?
Because the duct system would carry contaminated air out of the work area and distribute it through the whole house. Supply and return vents inside the containment are sealed and the system stays off while contaminated material is being disturbed.
How do I know the containment is working?
Look at the plastic. On a properly negative containment the sheeting pulls inward and the entry flap sucks against the frame, because the filtration unit is exhausting air out of the enclosure. Billowing outward means the pressure is wrong.
Can I walk through the work area to get to another room?
No. Foot traffic carries contamination out at floor level and breaks the pressure boundary every time the entry opens. If the work area blocks access to something you need daily, tell the crew before they build the containment so they can plan a route.
