Thermal Imaging

An infrared camera used to find temperature anomalies that suggest hidden moisture, so a technician knows where to point the moisture meter.

What it actually means

An infrared camera shows the temperature of surfaces, rendered as an image. On a water loss that is useful because evaporating moisture cools the material it is leaving, so a wet section of ceiling or wall frequently appears as a distinctly cooler region with a shape that traces where the water travelled. On a large or complex property this turns a slow hunt into a quick scan.

The critical limitation is that the camera cannot see moisture. It sees temperature. A cold water supply line inside a wall, a gap in the insulation, a section of exterior wall in shade, an air leak, and a recently mopped floor all produce the same kind of anomaly a wet area does. This is why professional practice is to treat a thermal image as a pointer and confirm every finding with a moisture meter.

Used that way it is genuinely valuable, particularly for ceilings and multi-story losses where the water entered above and the damage below is not yet visible. Used as a standalone diagnostic, it produces confident-looking images that support scopes nobody can defend.

What it looks like on a real job

A technician scans the affected area and adjacent rooms, photographs any anomalies, then goes back with a non-penetrating meter and a pin meter to confirm which of them are actually wet. Both the thermal images and the confirming readings go in the file, because the pair together is far more persuasive than either alone.

It also earns its place at the end of a job. A post-drying scan is a fast way to confirm nothing was missed before equipment is pulled and the rebuild starts.

Questions we get asked

Can a thermal camera see through walls?
No. It reads the temperature of the surface it is pointed at. What it detects is the effect of what is behind the surface on that surface temperature, which is why it can suggest a wet cavity without being able to see into it.
Is a thermal image proof of water damage?
On its own, no. Temperature anomalies have many causes besides moisture, so the standard practice is to confirm every finding with a moisture meter before it appears on a scope. An estimate built on thermal images alone is one to question.
Do I need thermal imaging on a small loss?
Usually not. On a contained loss in one room, meters alone find the boundary quickly. Thermal imaging earns its time on large areas, on ceilings, and where water entered on a floor above and the extent below is unknown.
