What a Proper Mold Remediation Actually Looks Like

Mold work attracts shortcuts because the result is invisible. You cannot look at a finished wall and tell whether the growth was removed or painted over, which is why the industry runs on documented process rather than on trust.

The good news is that the process is standardized and the standards are public. EPA states the governing principle plainly: mold growth is controlled indoors by controlling moisture indoors. The IICRC S520 standard defines what remediation means and what finished looks like. And Florida law separates who diagnoses from who remediates, so nobody grades their own homework. This guide is what all of that looks like in your house.

Step by step

    Find and stop the water, before anything else

    A remediation that does not fix the leak, the humidity problem, or the failed flashing is a delay, not a repair. Mold will regrow on new drywall exactly as readily as on old. This is why a competent remediator starts with moisture mapping and a source investigation, and why "we cleaned it and it came back" almost always means the water never stopped.

    Get an independent assessment and a written protocol

    Under Chapter 468, Part XVI of the Florida Statutes, mold assessment and mold remediation are separately licensed activities. Section 468.8419 prohibits a company from remediating a structure it assessed within the previous 12 months, and from assessing one it remediated, with a narrow exception for certain Division I certified contractors subject to disclosure. Practically: your protocol and your clearance test should come from a licensed assessor who is not doing the work. Verify both licenses before anyone starts.

    Expect containment sized to the contamination

    EPA remediation guidance scales the response: small isolated areas need modest precautions, roughly 10 to 100 square feet of contamination warrants limited containment, and larger areas warrant full containment. Full containment built for a two-square-foot patch is a padded scope. No containment at all while a bedroom wall is cut out is how you get contamination through the whole house.

    Check that the containment is actually negative

    The field test takes two seconds. Sheeting on a properly negative containment pulls inward and the entry flap sucks against the frame, because the air filtration device is exhausting air out of the enclosure. If the plastic billows outward, air and spores are leaving the work area. A HEPA unit recirculating inside the room filters air but creates no pressure difference at all.

    Confirm the HVAC is off and the vents are sealed

    A return vent inside the work area will pull contaminated air into the air handler and deposit it in every room the ducts serve. This is the most commonly skipped step and the most expensive one to skip, because it converts a contained bedroom remediation into a whole-house cleaning plus a duct cleaning.

    Expect physical removal, not treatment in place

    Contaminated porous materials come out and go into sealed bags. Biocides and encapsulating coatings are not substitutes for source removal, and dead mold still causes reactions, so "we killed it" is not an outcome. Remaining surfaces are HEPA vacuumed and detail cleaned, and the assembly is dried to a documented dry standard.

    Expect cleaning to extend past the visible growth

    The S520 standard describes a building in three conditions: Condition 3 is active growth, Condition 2 is the surrounding area where spores have settled without growing, and Condition 1 is a normal fungal ecology. Because settled spores re-aerosolize the moment work begins, the cleaning boundary has to extend past the growth boundary. That is why an entire room gets cleaned when the growth was on one wall.

    Verify before the rebuild, not after

    Post-remediation verification happens while the containment is still standing and the filtration is still running, because that is the only point where a failure can be corrected cheaply. It runs in order: visual and tactile inspection, moisture readings against the dry standard, then sampling with same-day outdoor and indoor controls if the protocol calls for it. Sampling a visibly dusty containment tells you about the dust.

    Keep the documentation

    A complete Florida mold project produces two files: the assessor’s inspection, sampling, protocol, and verification, and the remediator’s containment and equipment documentation, daily logs, moisture readings, disposal records, and photographs. Keep copies of both. A future buyer’s inspector or a lender will ask, and reconstructing it later is impossible.

The clocks that are already running

  • 24 to 48 hours: EPA notes that materials dried within this window usually will not support growth in the first place.
  • 10 to 100 square feet: the range of contamination for which EPA guidance recommends limited containment, with full containment above it.
  • 12 months: the period during which Florida law bars a company from assessing a structure it remediated, or remediating one it assessed (section 468.8419).
  • 2 to 4 days: typical duration for a single contained area including drying and verification. Multi-room or in-cavity growth runs longer.

Where this goes wrong

Hiring one company to inspect, remediate, and clear the same job. On a current Florida residential project that arrangement is what the statute is written to prevent, because whoever writes the protocol decides how big the job is and whoever tests at the end decides whether it passed.

Paying for pre-remediation air testing you do not need. Neither CDC nor EPA recommends routine sampling to decide whether visible mold should be removed, and CDC states it is not necessary to determine what type of mold is growing. Sampling earns its cost for suspected hidden growth, for defining extent, and for verification.

Accepting a clearance report with no controls. A single indoor sample with no same-day outdoor control is not interpretable, however precise the lab formatting looks. There is no published safe spore count, so interpretation is comparative by nature.

Rebuilding over material that has not reached its dry standard. That traps moisture inside a wall you just paid to finish, which is the most expensive mistake available on a mold job.

Questions we get asked

Do I have to move out during mold remediation?
Often not, if the containment is sound and isolated from the living space and the HVAC. It becomes a real question when the work is large, when containment cannot be reliably maintained, or when someone in the household has asthma, a mold allergy, a compromised immune system, or chronic lung disease, all of which CDC identifies as raising the stakes of exposure.
Can I just clean it with bleach?
For a small patch of surface growth on a hard, non-porous surface, routine cleaning can be appropriate, and CDC publishes guidance on doing it safely. What bleach cannot do is remove growth from inside porous material or reach the water source, and disturbing growth without containment spreads spores through the house.
How long does a mold remediation take?
A single small area is often two to four days including drying and verification. Multi-room contamination, or growth found inside wall and ceiling assemblies, runs longer because removal, cleaning, drying to standard, and verification are sequential rather than simultaneous.
Can you guarantee my home will be mold-free afterwards?
No, and nobody credible should. Mold spores exist in normal indoor and outdoor air everywhere. The achievable goal, and the one the S520 standard is written around, is Condition 1: no active growth, no elevated contamination, and no water source feeding either.
