Everything expensive about a water loss happens after the water stops. The burst pipe does a fixed amount of damage; the next two days decide whether you are drying a floor or replacing cabinetry, insulation, and drywall. EPA guidance puts the threshold plainly: when wet materials are dried within 24 to 48 hours, in most cases mold will not grow. In South Florida, where indoor humidity is high year round, that window is the whole ballgame.
This guide is the sequence we walk homeowners through on the phone, in the order it actually matters. None of it requires equipment you do not have.
Close the fixture valve if you can reach it, otherwise the main shutoff. If water is near outlets, the panel, or any appliance, kill power to those circuits from the breaker, but only if you can reach the panel without standing in water. If you cannot, leave it, get everyone out, and call an electrician or the utility. No amount of saved flooring is worth a shock hazard.
This single fact decides what can be saved. Clean supply-line water is Category 1 under the IICRC S500 standard and most materials can be dried in place. Water from a washing machine, dishwasher, or an overflowing appliance is Category 2. Anything involving toilet backflow past the trap, a sewer backup, or ground water pushed in by a storm is Category 3, grossly contaminated, and porous materials it touched come out rather than get dried. If it is Category 3, stop, keep people and pets out of the area, and wait for a crew with the right protective equipment.
Lift furniture legs onto blocks or foil, pull rugs off wet flooring, and move boxes, books, electronics, and anything wooden or upholstered to a dry room. Take the contents out of low cabinets. Remove or hang wet textiles. Anything porous sitting in water for two days is generally not coming back, and most of what gets saved in the first hour is saved by hand.
If the water was contaminated, or if there is any chance growth has already started, running the air handler pulls moisture and contaminants into the duct system and delivers them to rooms that are still clean. Turn it off at the thermostat, and leave it off until someone has assessed whether it can run safely.
Airflow without dehumidification does not remove water from the building, it relocates it. In a closed Florida house that moisture condenses somewhere cooler, which is how one wet room becomes three damp ones with growth in a closet. If you have a dehumidifier, run it with the doors to the affected area closed and the windows shut, because outdoor air here is usually carrying more moisture than your indoor air already holds.
Extraction pulls out standing and absorbed water that mops and shop vacuums leave behind, and every gallon removed as a liquid is a gallon that does not have to be evaporated. Metered dehumidification with directed airflow is what brings materials back to a documented dry standard. Ask what the drying plan is, ask for daily moisture readings, and ask whether the company is handling the rebuild as well as the mitigation.
Surfaces dry first. The subfloor, framing, and the underside of the assembly can hold moisture for days after the top feels normal, and that trapped water is exactly what causes cupped floors and microbial growth weeks later. A proper drying job ends when moisture readings on the affected materials reach a dry standard taken from unaffected material in your own home, and the log should show it.
Closing a wall or laying flooring over material still above its dry standard traps moisture inside a finished assembly. It is the single most expensive mistake available on a water loss, because the repair has to be undone to fix it. Ask to see the final readings before any rebuild starts.
Treating the visible wet area as the whole loss. Water travels down through floor assemblies, sideways under tile and laminate, and upward into drywall and framing, and none of that shows on the surface. A restorer maps the real boundary with a moisture meter before writing a scope.
DIY cleanup on contaminated water. If the source was a sewer line or a toilet backflow, the affected porous materials cannot be sanitized in place no matter what is sprayed on them, and disturbing them without containment spreads the contamination through the house.
Running fans across a contaminated area. Airflow that dries a structure also moves whatever was in the water, which is why Category 2 and 3 work happens inside containment with filtration.
Waiting to see whether it dries on its own. In Florida humidity it will not, and the scope grows every day it sits.
